Health & Wellbeing

Our health and wellbeing are the most precious resources we have—and increasingly valued by people of all ages.

At Prado, we prioritize health and wellbeing through multiple approaches in design, construction, and programming. We design breathable buildings with rigorous ventilation, maximizing open space and natural lighting. Whenever possible, we use non-toxic, recycled, and recyclable materials in our construction and maintenance. We also serve the fundamental human need for play and connection through thoughtful curation of ground-floor uses.

Community Engagement

We believe in the notion of “whole community” on multiple levels. Creating whole communities means that we bring together a mix of uses, weaving together living, recreation, gathering, and connecting opportunities with work and ready access to transit. For example, our 38 Dolores and 1266 Ninth Street projects brought together high-quality housing with curated retail and opportunities for connecting in previously underserved communities. Our 3333 California project has been planned as a model for urban mixed-use development, incorporating multi-generational housing, retail, community amenities, and plenty of open space.

In addition, our commitment to “whole community” informs the way we approach our projects. We take a highly collaborative, community-based approach, with extensive engagement of neighborhood and community groups. This does not end with project approval but continues throughout the construction and management process as well. We’ve found that taking a patient, committed approach to managing complex community relationships is one of the greatest keys to our success.

Sustainability

Social and environmental responsibility are embedded into our firm and our investments. Our goal is to lead the field by reducing our impact on the planet and improving the quality of life in the communities we serve.

The Prado Group works with industry experts and team members including architects, land planners and engineers to ensure that sustainable strategies are in place from the very beginning of the project conception and design. Our buildings reach beyond minimums and have achieved LEED Gold and Platinum distinctions in addition to Green Point and SITEs leadership. We are collaborating with engineers on WELL design (wellness), REDi (resilience) and Zero Net Energy strategies along with robust approaches to carbon sequestration and water reuse including grey water systems, storm water collection, vegetative roofs and central energy systems.

Our projects also provide habitats for endangered species including green roof butterfly habitats and pollinator boulevards adjacent to the sites.  Our sustainable design philosophy requires us to make deliberate decisions at each phase of the design process including architecture, energy modeling & analysis, and interior design.

Building Sustainability

  1. Rainwater Harvesting
    Capture and reuse rainwater from roof decks for landscaping.

  2. Alternative Energy
    Employ solar thermal and other technologies where appropriate.

  3. Connect to Nature
    Podium landscaping includes vegetable and flower gardening for residents.

  4. Green Roof
    Slow runoff, filter water, reduce urban heat island effects and create habitat.

  5. Create Habitat
    Rooftop vegetation to support endangered species such as the San Bruno Elfin and Mission Blue Butterflies.

  6. Material Choices
    Preference to non-toxic, recycled and recyclable building materials.

  7. Urban Infill
    Improve utilization of city systems, reduce carbon footprint and support urban vitality.

  8. Natural Ventilation
    Reduce energy consumption through design for passive natural ventilation.

  9. Day Lighting
    Reduce energy demand while improving occupant comfort.

  10. Smart Sidewalks
    Slow runoff from rainfall while raising environmental awareness.
